Summary : The role of VP of Construction is responsible for the review and establishment of large multi-family project schedules and budgets, and to manage 3rd party contractors and direct contracted subcontractors through project conception through final completion and turnover to the management team.

What you are great at: (Responsibilities)
Executive level written and verbal communication skills. Timely and effective written and verbal communication with DLP team members, design consultants, contractors, vendors and DLP partners.
Executive level strategic thinking and long term operational planning in successful achievement and acceleration of company growth and goals
Oversee creation of construction project budgets and schedules and remain accountable for the execution and delivery of those projects on time and within budget.
Assist with and create initial underwriting project budgets, rough schedules and construction analyses for potential acquisition.
Prepares project budget and schedule reports, including cash flows for approval. Responsible for financial control/reporting on construction projects.
Prepare, review and implement standardized templates for professional agreements and contracts.
Tracks hard and soft cost expenditures against project budgets and contracts. Reviews and evaluates change orders and claims.
Build and maintain relationships with contractors, subcontractors and design consultants in order to foster long-term quality and dependable relationships.
Collaborates with large professional teams (project/asset managers, architectural/design teams, leasing/property management) on complex development projects.
Negotiates with design teams, construction contractors and subcontractors. Ensures that bid documents and review contracts encompass the complete scope coverage.
Manages multiple projects in varying phases of design/construction – Leads efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment
Ensures the coordination, development and approval of architectural and engineering construction drawings with respect to budget, schedule and constructability.
Work to meet underwriting and established development budgets by monitoring project expenditures, identifying variances, and implementing corrective actions.
Maintain a working knowledge of alternate materials/methods, construction costs, value-engineering techniques for incorporation in top project designs and construction
Partnering with local building officials, Army Corp of Engineers, Architects, remediation experts, Engineers, and Designers as needed to ensure timely and successful completion of projects.
Review and impart knowledge from past experience to improve construction operations (land acquisition, permitting, purchasing, release schedules, building ops) to increase efficiency, build scale, and cut costs
Create accountability and ownership within your teams, projects and department. Inspire, motivate and maintain great relationships with all project team members.
People development – create leaders within the department, improving performance of team members, ensuring proper utilization of talent, and removal of underperformer
Ensure personal and team wide daily utilization of company performance tracking and goal setting tools (e.g. Elite Tools, ROCKS, WIGS, etc.)
